Things to look for in the condo doc review:

  1. Reserve Fund – Fully funded? This means all projected replacement projects should be planned for and contributed towards on a monthly basis.
  1. Have all previous replacements been completed?
  1. Operating Budget – Running a surplus or a deficit?
  1. Investments – How is the Board investing pooled funds?

Just a few things to look for, but again it is recommended to employ a certified company to do a proper condominium document review.
